PCH Ocean View Terraces

This office building in Malibu is situated on a 1.5 acre site overlooking the Pacific Ocean. Built into the hillside, the 20,500 square foot office village enjoys views of the ocean from all units while allowing undisturbed views of nearby mountain ridgelines from the scenic highway below.

The building is split int two masses, straddling a natural fault trace and connected by bridges and stainless steel trellises, creeping vines, and an outdoor seating area surrounded by second floor terraces. At 500 - 1,300 square feet, office spaces are sized to accommodate small office users with the ability to grow by expanding into adjacent suites when available. Tenants each have their own exterior entrance via arbor covered walkways.

Materials for the building, painted plaster, natural concrete pavers, and wood beamed ceilings, were chosen for their tactile, earthy quality. Drought tolerant plantings were chosen for their relationship to the surrounding native landscape, color, and appearance, and for their low water requirements. These are juxtaposed against polished stainless steel handrails. aluminum wall cladding, and tinted glazing, creating a stark, exciting tension.

Recycled gray water provides a sustainable irrigation system for the landscape and conscientious building planning affords natural daylight and cross ventilation to all offices, reducing electrical and air conditioning use.

Goldman Firth Rossi Architects acted as developer and contractor, and is proud of its near 100% occupancy since completion in 1988.
